Lease Agreement

This agreement is made between Mansion Studios (hereafter referred to as "Licensor") and any persons purchasing a composition (hereafter referred to as "Licensee").

1. License. Licensor hereby grants Licensee a non-exclusive license to use the instrumental composition titled [Beat Name or Description] (the "Beat") for the purpose of music recording. Licensee may distribute up to 2000 copies of the song that Licensee creates using the Beat, and may stream the song online up to 500,000 times. Licensee may create one music video to accompany the song, and may perform the song live for profit. Additionally, Licensee is granted radio broadcasting rights for the song on two (2) stations.

2. Term. This agreement shall be effective as of the date of payment and shall continue in perpetuity, subject to the terms and conditions set forth herein.

3. Scope of Use. This license allows Licensee to record one (1) new song to the Beat, which can be distributed and performed up to the specified limits on a for-profit basis. Licensee may not resell, assign, or transfer the Beat or the rights granted under this agreement to any third party without the prior written consent of Licensor.

4. Credit. Licensee agrees to credit Licensor in all commercial and non-commercial uses of the Beat, including but not limited to album credits, liner notes, and YouTube video descriptions. The credit shall be in the following form: "Produced by [Producer Name]".

5. Ownership. The Beat is and shall remain the exclusive property of Licensor. Licensee acknowledges that it has no ownership or copyright interest in the Beat or any composition based upon or derived from the Beat, other than the non-exclusive license granted herein.

6. Indemnification. Licensee agrees to indemnify, defend, and hold harmless Licensor from and against any and all claims, demands, suits, damages, liabilities, and expenses (including reasonable attorneys' fees) arising out of or in connection with Licensee's use of the Beat.

7. Governing Law. This agreement shall be governed by and construed in accordance with the laws of [State/Country], without giving effect to its conflict of laws provisions.

8. Entire Agreement. This agreement constitutes the entire agreement between Licensor and Licensee with respect to the subject matter hereof and supersedes all prior negotiations, understandings, and agreements between the parties. This agreement may not be amended or modified except in writing signed by both parties.
